How does this work?
Every day at midnight we post a property at an insanely low price. It has 24 hours to sell before it goes back in the vault.
There's a property I really want, but it's in the vault. Is there any chance of purchasing it?
Unfortunately not. If we listed a property in an area you like, there's a good chance that we'll post more properties in that area soon. We have an e-mail list, you know.
How am I supposed to come up with $5,300.00 in only 24 hours!?
Well, the good news is that you only have to put $97.00 down to secure your property. We'll finance it for you.
Can you build on this land/does it have utilities/is there road access?
Call the county. We give you the Assessor's Parcel Numbers (71542420) which is how the county keeps track of the parcels. The counties don't have to tell us when zoning changes or they add (or remove!) utilities, so it's best to get the information straight from the horse’s mouth. Try calling the Planning or Building department in the county where the property is located and see what they can tell you.
Who owns this stuff?
Our company owns all the properties we post.
What happens after I buy it?
We'll mail out a contract to you in 5 business days. You simply sign it and return it and we'll send out your account package, which will include all the information about your property, including maps.
Should I visit the property before buying?
If you can make it out to the land, definitely do it. The best way to find out what you’re buying is to visit the property. We can offer you driving directions to help you get out there. If you can’t visit the property, make sure to do as much research as you can.
What if I buy, then decide I don’t want the land?
All sales are final, so be sure before you hit that “Buy” button. Remember, if you change your mind later, the document fee is not refundable.
Do you have any hidden fees?
None of our fees are hidden, but there are a couple. When you pay your $97.00 down payment you'll also need to pay a $97.00 doc fee. This covers our costs to list properties, file paperwork and do other office stuff (like internet charges). Also, if your property is in California, Nevada or Washington you will pay a small transfer tax. We also have a $9 per month charge added on to your monthly payments if you finance with us. This covers the costs of our fantastic customer service – and it is fantastic.

My credit is not so great – what do I do?
No problem. We don’t credit check. You don’t need to qualify for anything. Just pay the down payment and monthly payments and you're golden.
Is there any sales tax on the land I buy?
Nope.
What happens if I want to sell my land while I’m still paying it off?
It’s easy to do. There are no penalties for paying us off early. You can pay off your loan whenever you want.
Can you help me sell my property?
Unfortunately not. But if you sell your property and need us to get you, your agent, your escrow company or your buyer any paperwork, we’re happy to do it. (See above question about our fantastic customer service.)
What's the deal with property taxes?
As long as you are making payments to us, we pay all property taxes. When you pay off the property, you start to pay them.
